Eighteen, much-needed, new affordable homes are being built in Chudleigh Knighton for local people.
Baker Estates, the award-winning south west housebuilder, has entered into a partnership with Teign Housing to deliver the affordable homes rent and shared ownership at Turnpike Fields in the village.
Graham Hutton, Deputy Managing Director of Baker Estates met Tom Woodman, Chief Executive of Teign Housing, for a tour of the development and to see the progress of the two, three and four bedroom homes.

Chief Executive Tom Woodman added: “We’ve been very impressed with the first phase of Baker Estates’ Turnpike Fields and equally delighted to see progress and the quality of the homes. Affordable quality homes are incredibly important to all communities, and it’s great to be part of achieving this in Chudleigh Knighton.”
Baker Estates' commitment to sustainability and community development goes beyond housing. Turnpike Fields will not only address the demand for bungalows, family and smaller homes, but also provide substantial benefits to the local community through a £1.7 million investment from the company into vital infrastructure projects via the Community Infrastructure Levy (CIL).
Graham added: “A new housing development brings benefits to communities well beyond just the new homes themselves. As well as a wide mix of affordable and open market houses and bungalows being built, we will also be paying a massive £1.7m Community Infrastructure Levy (CIL) to the council. This is specifically to provide the local infrastructure enhancements that the community wants. Fifteen percent of this figure goes directly to the parish council and is therefore targeted to bring benefits locally. In all cases, the allocation of these funds will be directed by the local councils.”
The mix of new private homes at Turnpike Fields also includes distinctive and stylish bungalows, as well as a selection of two and four-bedroom houses, suited to first-time buyers, second steppers, downsizers and families alike.
As part of the private homes for sale, Baker Estates is all set to launch its four-bedroom show home, which features a stunning traditional layout and a master bedroom with an ensuite in November.
