The Buying Process

This simple guide details the buying process and takes you through, step by step, the important stages of purchasing your new home.

Step 1: Securing the right finance
You should have already made arrangements through a financial advisor so that you are aware of the funds that you will need to proceed with the purchase of your new Baker Estates home. We are able recommend impartial and independent financial specialists who have the knowledge and skills to be able to identify your exact financial requirements. Just ask you sales advisor if you need recommendations.

Step 2: Do you have a house to sell?
If you have a house to sell, before you can finalise a reservation with us, you will need to have found a buyer for your home. You will also need to provide the contact details of the estate agent or property representative that have agreed the sale for you at the start of any negotiations with us. They will be able to confirm that you have a suitable buyer, along with a secure chain if applicable, so that the reservation can be completed.

Step 3: Reserving your new home
Our sales executives will advise you on what information you will need to provide and help to complete the reservation paperwork. At this stage you'll need to pay the reservation deposit which will secure your new home.

Step 4: Instructing your solicitor or legal representative
To complete the legal conveyancing process, you will need the help of a legal advisor who will act on your behalf. It is their responsibility to arrange the legal transfer of ownership from Baker Estates to yourself. If you need recommendations on who to instruct, we are able put you in touch with those who are known locally to us. You'll need to pay various fees at this stage, which your legal representative will be able to advise on.

Step 5: Personalising your new home
Depending on the stage of construction, you may be able to personalise your new home with specific choices or options. You will be able to discuss what is available with your sales executive. We will be able to provide a breakdown of costs, if applicable, you will then need to arrange payment ahead of exchange of contracts.

Step 6: Exchange of Contracts
Once your legal representative is satisfied with the legal paperwork associated with the purchase of your new Baker Estates home, they will invite you to review the final contracts, which will be ready for you to sign. You will need to provide them with your exchange of contracts deposit and instruct them to exchange contracts. They will also have dealt with the associated conveyancing for your related sale and purchase, if you had a house to sell.

Step 7: Keeping you updated on build progress
We'll provide you with regular updates on the build stage of your new home and inform you with the anticipated completion date so that you can plan your removal arrangements.

Step 8: Demonstrating your new home
On exchange of contracts we will have agreed a completion date, this can be a fixed date or within a 10 working day notice period. We will invite you to a demonstration of your new home where we will show you around and demonstrate to you how to get the very best out of it. We will take you through how to run your new home, covering everything from using the appliances to setting the heating.

Step 9: Collecting your keys
The big day arrives... the day you having been looking forward to. Legal completion - "the day your home becomes legally yours". The funds have been received by our solicitors. The on-site sales executives will be on hand, on the day, to welcome you to your new home.

For your peace of mind, your new home will have the benefit of a 10 year NHBC Buildmark warranty. The full details of this cover will be in your own NHBC Buildmark documents which will have been provided by your solicitor or legal conveyancer.
As a further commitment to you, our customer service team will be on hand to take your call 24 hours a day 7 days a week during the two year builder warranty period. Any emergency issues that arise out of normal business hours will be handled immediately by our dedicated out of hours team.
